This project involved the extensive renovation and extension of a detached private residence in Ash Vale, Surrey. The property, though structurally sound, was dated and no longer suited to the client’s lifestyle. The brief was to modernise the home and create a light-filled, open-plan living space with a strong connection to the garden, all while navigating several site-specific technical challenges.

A single-storey rear extension was added to accommodate a spacious, open-plan kitchen, dining, and living area—complete with large-format bifolding doors to create a seamless indoor-outdoor link. A two-storey side extension provided additional internal floor space for a new utility room, and new principle first-floor master bedroom, dressing area and en-suite accommodation.

One of the key challenges of the project was the site’s flood risk designation. Working closely with the client, and other appointed agents, we developed a tailored and cost-effective strategy to address this constraint without compromising the design ambitions. This included detailed flood mitigation measures and careful coordination with regulatory bodies to ensure compliance and minimise construction risk.

Internally, the layout was reconfigured to improve flow and functionality, with upgrades to insulation, heating systems, and glazing throughout. The design incorporated contemporary finishes and bespoke details that respected the original character of the home while delivering a modern living experience.

The end result is a fully transformed property that now offers practical, stylish, and energy-efficient accommodation, with improved spatial quality and a strong relationship to the garden—allowing the client to future-proof their home within a much-loved location.
